Proactive program
Maintenance Shield Program
Janitorial, maintenance and repairs in one proactive routine, built from a documented walk of your buildings, common areas and grounds.
An expert walks the property and writes it down
The program starts on foot. An expert from HOA Services walks the property and documents what is there: the buildings, the common areas and the grounds. Whether the community sits in Tigard, Beaverton or anywhere across the Willamette Valley, those three categories cover the whole site and give the walk its structure.
Walking a property beats reading about it, especially in this climate. Moss works into roof edges, fir needles pack gutters, and a downspout that empties beside a foundation looks harmless until the wet months arrive. HOA Services technicians work with an eyes up mindset, and the walk is where that habit turns into a written record a board can act on.

A summary report with services and timeframes
What comes out of the walk is a customised summary report. It lists the services recommended for that property and the timeframes for each, so a board or manager can see the work in order instead of discovering it one emergency at a time.
In-depth estimates are available on request, and proposals from HOA Services are free. That lets a board approve the items that matter this year, ask for numbers on the larger ones, and keep the rest on the calendar. The account executive assigned to the community builds the annual seasonal calendar, so the report and the calendar describe the same year.
One vendor across janitorial, maintenance and repairs
The program is janitorial, maintenance and repair services in one proactive routine for multi-unit properties. The three benefits it is built around are Comprehensive Services from a single vendor, Informative Reporting, and A Reliable Partnership with the same account executive who knows the property.
The services it covers include roof, gutter and downspout cleaning, building siding washing, dryer vent cleaning, pressure washing and floor power scrubbing, and more. Each one is a job ticket that closes with before, during and after photos, and the account executive emails the status with that photo documentation attached.

How a property summary report can read
This sheet shows the shape of the report: the three categories the walk documents, the service lines under each, and a timeframe beside every line. The lines and seasons here are an example. A real report is written from the walk of your own property.
