Repairs & Installation

Decks, stairs, rot, masonry, fences, gates and hidden water work, run as job tickets that close with photos and a status email.

From request to closed job ticket

A request arrives by email, phone or web form and becomes a job ticket. The account executive gathers the details and, where it helps, sends a technician to assess the problem before anyone commits to a plan, so the scope written on the ticket matches what is actually behind the wall or under the tread.

From there the account executive coordinates access and schedule, and residents can be notified ahead of time. The technician assesses, procures the materials, completes the repair, cleans up and removes the debris, then submits photos and notable details from the visit so the record is complete and nothing depends on memory.

The ticket closes when the account executive emails you the status with photo documentation, so the board or the manager can see what was done without driving out to look. Job tickets are invoiced by property within 5-7 business days and are due upon receipt, so the paperwork follows the same property-by-property record as the work itself.

Exterior and structural work, matched to what is already there

Decks, stairs and railings take the weather hardest in the Pacific Northwest, and rot usually starts where water sits against a joint. Repairs cover installation, repair and rehabilitation of all three, plus rot repair and carpentry that replaces what has failed instead of painting over it, indoors or out.

Exterior repairs are matched to the original material, and masonry work matches existing tile and brick, so the fix does not announce itself from the parking lot. Concrete repair, painting and stenciling, fences in wood, chain link or vinyl, electric and automatic gates, and welding all run under the same ticket.

Hidden water and the handyman list

Water intrusion rarely shows itself where it starts, and the stain a resident reports is often several feet from the cause. Leak investigations follow the stain back to the source, and attic and crawl space remediation deal with what the water left behind. Roofing and gutter repairs close the entry points once the path of the water is understood, not before.

Lighting repairs reach streetlamps with a bucket lift truck, which keeps the work off ladders. For everything smaller there is the handyman list: send us your list, and the account executive turns it into tickets, so small items get handled together instead of one complaint at a time across the community.
