Maintenance

Seasonal and routine upkeep for HOA, multifamily and commercial properties across greater Portland and the Willamette Valley, scheduled by one account executive.

The annual calendar your account executive builds

Maintenance on a Portland-area property is mostly timing. Fir needles and moss load roofs and gutters through the wet months, so spring is when the account executive schedules roof, gutter and downspout cleaning, pressure washing and parking lot maintenance, before the next heavy rain finds a blocked downspout.

The calendar carries the rest of the year too: winterization before the cold, dryer vent cleaning, sign repair and the small recurring checks a board tends to forget. Seasonal crews can be pre-scheduled by contract or called on demand, and either way the work arrives as a job ticket with a photo record.

Exterior washing, chosen by the surface

Siding is not one material, and the wash method follows the material. Soft wash suits painted lap siding and other surfaces a hard stream would scar, while pressure washing is for masonry, concrete and flatwork that can take it. The technician reads the surface first and picks the method before the hose comes off the reel.

Decks and stairs are washed with the wood in mind, windows are cleaned from the ground with a pole so upper floors are reached without a ladder, and graffiti comes off with touch-up paint or stain available to close the patch. Moss control sits in the same pass, because the spots that stay wet are the ones that regrow.

Tenant and resident notices can be distributed in advance, so cars get moved and windows get shut before the crew arrives. Afterward the technician submits before, during and after photos, and the account executive emails you the status with that photo documentation attached to the ticket for your records.

Common-area upkeep, checked against a property map

Floor power scrubbing in lobbies and corridors and cleaning in parking garages keep the areas every resident walks through from drifting. Debris, garbage and recycling removal, mailbox repair and address numbering fall under the same upkeep, handled as scheduled work rather than a complaint-driven scramble.

Light checks run against a map of the property: bulbs, batteries and photocells are tested and replaced position by position, so a dark stairwell is found on a walk-through instead of by a resident. The same eyes-up habit takes in crawl spaces and basements, where an inspection catches damp before it spreads.
