Winter & Inclement Weather Services

Winterization before the cold and snow and ice response during it, set up through your account executive.

Frozen spigots, slick stairs and a gutter that was never checked

Portland winters are mostly wet, with cold snaps and the occasional ice storm that catch properties unprepared. The problems are specific: an exposed spigot that freezes and splits, a pipe in an unheated common area, a walkway that glazes over at dawn, a window gap that leaks cold air into a hallway.

Most winter damage starts in the fall, with a gutter nobody cleaned or a gap in the siding nobody saw. Preparing before the season is far easier than finding out in January, and a written plan for the storms that do arrive spares the board and the manager a last-minute scramble when the forecast turns and the phones start ringing.

Winterization before, snow and ice response during

HOA Services winterizes buildings on request: restocking ice melt for residents to spread themselves, inspecting for exposed pipes, spigots and fixtures and insulating or covering them, weatherizing doors and windows with weather stripping or temporary coverings, and inspecting roofs, gutters and siding for gaps, rot and leak points.

During inclement weather, technicians remove snow and ice from walkways, stairs, decks, driveways and paths and spread ice melt or gravel, according to the property's inclement weather contract. Inspection findings come with photos, and minor repairs can be made while the crew is on site, with larger ones quoted separately.

Booked early, covered by contract

Winterization is often requested on demand and can be scheduled through the year, but it works best slotted into the account executive's fall calendar, after the gutters are clear and before the first hard freeze. Properties that want snow and ice response put it in an inclement weather contract in advance.

Requests turn into job tickets by email, phone or web form, with photos and a status email at each step. Free proposals are available, and the service area runs from Vancouver and Battle Ground through Portland to Salem, Albany and Corvallis. Invoices are issued by property within 5-7 business days.
