Roof & Gutter Cleaning
Roofs, gutters and downspouts cleared of debris and moss, with a photo-documented inspection on every visit.
Fir needles, moss and water finding its way in
Roofs and gutters sit at the start of every water path on a building. In the Portland area they collect fir needles, maple leaves and moss through the fall and winter, and a clogged gutter or downspout does the opposite of its job: it sends rain over the edge, down the siding and into the soil beside the foundation.
The damage rarely announces itself. Standing water on a flat section, a loose gutter pulling away from the fascia, rust at a joint, soft spots in the wood under the eave and organic buildup on shingles are things a board usually finds out about after a leak, when the repair is larger than the cleaning would have been.

Cleaning, plus an inspection with photos
A HOA Services visit pairs cleaning with a visual inspection. Technicians use the cleaning technique recommended for the roofing type and material, clear the gutters and downspouts, and remove all debris from the property. They document the location of any area of concern with photos, including possible water intrusion, loose roofing material or detached gutters.
A detailed written inspection report with photo documentation is available as an add-on, useful when an insurer or another agreement asks for inspection records. If larger repair is needed, the repair side of the company provides an estimate, so the finding and the fix come through the same account executive.
Before the wet season, and again in spring
Frequency depends on the roof, the surrounding trees and how much shade the building sits in, which is why the account executive builds the schedule after seeing the property. Roof, gutter and downspout cleaning is one of the spring items on the annual calendar, and a pass after the leaves drop is common for properties with mature trees.
Estimates come with a maintenance calendar that shows which services are recommended in which season. Requests by email, phone or web form turn into job tickets, and the free proposal covers Tigard, Portland and the Willamette Valley. Photos come back with the status email, so the board has the record in hand.
