Roofing and Gutter Repairs
Repairs to leaking roofs, sagging gutters, loose downspouts and failed flashing on multifamily, commercial and retail buildings in the Portland area.
Roofs and gutters fail quietly
Nobody looks up at a roof until a ceiling stains. In the Pacific Northwest the warning signs are there earlier: moss or algae holding moisture against shingles, cracked, curled or missing shingles, rust on metal roofing, a sag along the eave, a downspout that spills onto a wall instead of away from it. Each one lets water reach the structure by a slower route.
A leaking roof is the most common reason for a call, and the cost of waiting grows because the water is hidden. By the time a stain shows on a ceiling the insulation and decking above may have been wet for weeks. Gutters add to it: when they overflow with fir needles, the water that should leave the building runs down the cladding instead.

Repair work with an eyes up habit
HOA Services roofing repairs start with finding where the water is getting in, then correcting that spot: sealing, replacing shingles or flashing, and clearing the cause. Gutter repair covers leaking seams, corner pieces that have separated, loose gutters and downspouts, missing pieces, sagging runs, and the way water is directed away from the building.
Gutter cleaning and roof cleaning are maintenance services; the repairs team picks up what the cleaning crew turns up. Technicians work with an eyes up mindset, so a cleaning visit that spots a lifted shingle or a pulled gutter bracket can become a repair ticket the account executive coordinates, instead of a note nobody follows up on.
Timing repairs around the rainy season
Roof, gutter and downspout work sits at the top of the spring list on the calendar each account executive builds, and it is worth finishing before the fall rains return to Portland and the Willamette Valley. Repairs found in spring can be scheduled at a calm pace; the same repair found during a November storm becomes an urgent call.
As with every repair, the technician photographs the work and the account executive emails status with that photo record, which also helps boards and managers explain roof work to owners. Access to unit exteriors and rooftop areas is coordinated in advance, and resident notices can be distributed where ladders or lifts will be set up.
