Window and Door Installation and Repairs

Installation and repair of windows, doors and screens for multifamily, commercial and retail buildings, with flashing done to keep water out of the wall.

Openings are where water gets in

Doors and windows are holes cut in a wall, and every one of them depends on flashing and sealant to stay watertight. In the Pacific Northwest a poorly flashed entry can pass rain into the wall cavity for years before anyone sees a stain, and by then the framing behind it may have started to rot. Many water intrusion calls trace back to an opening.

Wear is the other half. Sliding glass doors drift off their track, hinges sag and doors stop latching, vinyl windows lose their seal and balances fail, screens tear. Each is a small repair, but a building with dozens of them reads as neglected, and drafts in an older building are a daily comfort complaint from residents.

Install it flashed, repair it adjusted

On installation, HOA Services technicians set exterior, storm, pocket and french doors, and install windows using a full weather flashing process so the opening sheds water instead of trapping it. The aim is to avoid the leaks, mold and call-backs that follow a rushed install. Screen installation is available for the warm days when residents want windows open.

Repair covers the common failures: sliding glass door repair, door frame and trim repair, dings, balancing and adjusting, door hardware, broken window glass, vinyl window repair, window balancing and screen repair. Technicians work in common areas and individual units, and the ticket records which doors or windows were serviced.

One property, many openings, one record

Property-wide window and door work needs a plan. The account executive gathers details, may send a technician to measure and photograph, and coordinates access and schedule, with notices to residents distributed in advance when the crew needs to enter units. Single repairs go through the same ticket path, just faster.

At completion the technician cleans up, removes debris, and submits photos, and the account executive emails status with that photo documentation. HOA Services serves apartment complexes, commercial and high-rise buildings, associations, condominiums and retail centers, so a manager with mixed properties can use the same process for each.
